What common amenitIes are available?

Clubhouse is available to be reserved by all owners or tenants for a small fee. This includes a lounge space with TV, kitchenette, bathroom, and WIFI.


Is water available in the individual units?

Yes. Water will be plumbed to each unit and a hose spigot will be installed.


How are utilities paid?

Units are individually metered, and all utilities are paid by the tenant or owner. 

What is the Condominium Owners Association?

Unit owners become members of an association, which will allow them to enjoy a partnership participation in the management and maintenance decisions regarding the common areas. The association will be responsible for collecting monthly dues, which will then be used to pay for items such as; property insurance for common areas, shared utilities, landscape maintenance, snow removal, garbage removal, and miscellaneous repairs.


Who pays for property insurance?

The association will carry an insurance policy to cover the common building elements and common areas shared by all owners.
Individual owners will be responsible to carry an insurance policy to cover their own unit, any improvements, and the contents.

What Type of Security is Available?

Security is a top priority for Black Tie Storage:

  • Fencing will secure the entire perimeter of the property.
  • The entrance will be gated with access allowed exclusively to owners or tenants.
  • Security lighting will cover all common areas.
  • A security camera system will cover the entrance and common areas.
  • An optional security camera may be installed with internet access.


How are taxes paid?

Individual owners will be responsible to pay property taxes based on individual unit's square footage.

Rules & Regulations


  • Access. 24/7 access to units however through a gated key coded access gate.
  •  Animals. All animals must be kept on leash at all times and NO vicious or wild animals are allowed.
  • Noise. Unit occupants shall not unreasonably disturb other unit occupants.
  • No automotive repair or welding business is allowed.
  • Trash. Trash disposal is the duty of each Unit owner, and no trash container may be placed outside of the Unit. Notwithstanding the above, Declarant or the Association may designate a place on the Common Area for trash disposal and may provide individual trash containers for each unit.
  • Parking. Unit Owners shall neither park, nor shall they permit their families, tenants or guests to park, in the parking areas of other Unit Owners, or in such manner as to prevent ready access to the parking areas of other Unit Owners. No parking shall be permitted at any time on any drive lanes or roads which run through the Condominium. No Unit Owner shall keep a junk vehicle (defined as a non-operating, unregistered or unroadworthy vehicle) on the Condominium at any time. No Unit Owner shall conduct any vehicle repair except on vehicles parked in a garage.
  • No businesses can have more than 2 employees working full-time within the units.
  • No unit owner or guest may park any vehicle anywhere overnight, and no parking stalls may be leased for more than three years or conveyed, sold, transferred or assigned separately from the unit for which it is a limited common element (except as to General Parking Stalls, if any).
  • Service and Recreational Vehicles. Parking and storage of boats, travel trailers, mobile homes, campers, and other recreational vehicles outside of the Unit shall be prohibited. Temporary waiver of these prohibitions may be obtained from the Association Board of Directors, which waiver or denial thereof shall be in the sole discretion of the Association Board of Directors.
  • Storage. The Association shall not be liable for any loss or damage of or to property placed in any Unit or in the Limited Common Elements and Common Elements. No storage may be maintained outside any Unit.
